EMMETT TOWNSHIP<\/strong> \u2014 Here\u2019s the part local officials never seem to understand:<\/p>\n\n\n\n

People are done being talked down to. They\u2019re done being told to ignore what\u2019s right in front of them. They\u2019re done being told perceived & potential conflicts are \u201cnormal.\u201d<\/p>\n\n\n\n

So let\u2019s say it plainly:<\/strong><\/p>\n\n\n\n

If you sit on the Township Board while your household works in real estate, some residents may raise general questions about transparency when public officials have household ties to real estate-related industries.<\/p>\n\n\n\n

People are going to ask questions. And they should.<\/p>\n\n\n\n

Ryan Leonard is a township trustee. Ryan Leonard\u2019s household has involvement in real estate-related industries. Which raises questions about how development-related votes are evaluated and disclosed.<\/p>\n\n\n\n

What standards guide how such votes are evaluated?<\/strong><\/em><\/p>\n\n\n\n

No one needs to prove a crime to ask to raise questions. This isn\u2019t criminal court. This is public trust.<\/p>\n\n\n\n

WHEN POLICY MOVES, MONEY MOVES<\/strong><\/p>\n\n\n\n

Speculation<\/p>\n\n\n\n

Land grab<\/p>\n\n\n\n

Investor interest<\/p>\n\n\n\n

Home demand<\/p>\n\n\n\n

Commercial deals<\/p>\n\n\n\n

New listings<\/p>\n\n\n\n

Faster closings<\/p>\n\n\n\n

Bigger commissions<\/p>\n\n\n\n

That\u2019s how markets work. <\/p>\n\n\n\n

So if a trustee\u2019s household involvement in real estate-related industries conflicts & concerns can be raised.<\/p>\n\n\n\n

\u201cIT\u2019S LEGAL\u201d IS THE LOSER\u2019S DEFENSE<\/strong><\/p>\n\n\n\n

Whenever officials see that concerns arise in public discussions they run to the same script:<\/p>\n\n\n\n

 \u201cNothing illegal happened.\u201d<\/em><\/p>\n\n\n\n

Cool story bro. Lots of bad behavior is legal. The public expectations for transparency often exceed minimum legal requirements.<\/p>\n\n\n\n

Questions that are fair to raise and ask:<\/p>\n\n\n\n

Was it ethical?<\/em><\/p>\n\n\n\n

Was it transparent?<\/em><\/p>\n\n\n\n

Was it disclosed?<\/em><\/p>\n\n\n\n

Was it recused?<\/em><\/p>\n\n\n\n

Would an honest resident trust it?<\/em><\/p>\n\n\n\n

That\u2019s the test.<\/p>\n\n\n\n

Household Ties Still Raise Questions<\/p>\n\n\n\n

Nobody is buys: \u201cMy spouse benefits, not me.\u201d<\/em><\/p>\n\n\n\n

Please.<\/p>\n\n\n\n

When public officials have household ties to real estate-related industries\u2026 residents may draw their own conclusions. They\u2019re not stupid. They\u2019re awake now.<\/p>\n\n\n\n

QUESTIONS RYAN LEONARD SHOULD ANSWER<\/strong><\/p>\n\n\n\n

Simple ones:<\/p>\n\n\n\n

Did he vote on matters involving the project area? Were real estate interests disclosed before votes? Were recusals considered? \u201cWere any potential conflicts reviewed or disclosed before votes? Why should the public trust neutrality here? \u201cWhat safeguards ensure officials are not placed in perceived dual roles when interacting with development-related matters?\u201d<\/p>\n\n\n\n

If those questions offend anyone, the problem isn\u2019t the questions.<\/p>\n\n\n\n
